Updated September 26, 2026 · By David J. Moore, MBA, 25-year mortgage loan officer (NMLS #787257)

Short answer: the major forecasters now expect 30-year fixed mortgage rates to stay in the high-6% to 7% range through the end of 2026 and into 2027. Fannie Mae projects 6.8% for Q4 2026 and 6.7% through 2027; the Mortgage Bankers Association (MBA) projects 6.8% into mid-2027. For loan officers, that means a purchase-driven market where refinance volume stays thin, and the MLOs who win are the ones who own local demand and follow up fastest.

Where mortgage rates stand right now

Rates moved higher through September 2026. Freddie Mac’s Primary Mortgage Market Survey (PMMS) put the average 30-year fixed rate above 7% for the first time in months on September 24, 2026:

The driver is monetary policy. In September 2026, the Federal Reserve raised the federal funds target by a quarter point to 3.75%–4.00% and signaled another hike later in 2026, with a possible third in the first half of 2027. The MBA now expects the 10-year Treasury yield near 4.8% by year-end, up from its earlier 4.2% call.

2026–2027 mortgage rate forecasts: Fannie Mae vs MBA

Forecaster (release)Q4 2026 30-yr2027 30-yr2026 originations2027 originations
Fannie Mae ESR (Sep 11, 2026)6.8%6.7% each quarter$2.12 trillion$2.28 trillion
MBA (Sep 2026)6.8%~6.8% into mid-2027$2.12 trillion$2.10 trillion
Forecasts are projections, not rate quotes, and change monthly.

Both forecasters were more optimistic earlier in the year: the MBA’s July outlook called for 6.5%, and Fannie Mae had projected rates below 6% by the end of 2026. The shift matters because it pushes any meaningful refinance wave further out. Fannie Mae expects refinances to be only 33% of originations in 2026 and 35% in 2027, and the MBA forecasts 2027 refinance production at about $634 billion.

What a ~7% market means for loan officers

  • Purchase business carries the year. Fannie Mae forecasts roughly 4.06 million existing-home sales in 2026 and 4.22 million in 2027. Growth is modest, so market share comes from taking it, not waiting for it.
  • Every inquiry is worth more. With fewer transactions, a borrower who contacts you is scarce. Losing one to a slow callback or a shared lead costs more than it did in 2021.
  • Your database is a future refi pipeline. Borrowers who buy at 7% are the refinance opportunities of the next rate cycle, but only if they still remember your name.
  • Affordability is the conversation. Buyers need payment strategy (program choice, down payment, buydowns), not a rate headline.

Six MLO strategies for the 2026–2027 rate environment

1. Respond in minutes, not hours

When volume is thin, speed-to-lead decides who gets the application. Set up automated first-touch text and email so every web inquiry gets a same-minute reply, then follow with a personal call.

2. Lead with payment, not rate

Show buyers side-by-side monthly payments across FHA, VA, conventional and ARM options, and explain seller-paid temporary buydowns where the market allows concessions. Tools like a mortgage payment calculator make that conversation concrete.

3. Build a rate-watch list now

Tag every 2026–2027 borrower with their note rate. When rates eventually fall, you can identify who benefits from a refinance in minutes instead of rebuilding the list from scratch.

4. Co-market with the agents who control purchase deals

In a purchase market, Realtors are the front door. Give partner agents co-branded listing and affordability material so your name travels with every showing.

5. Own local search in your ZIP codes

Borrowers search by city and loan program (“FHA loan Fresno”, “VA lender near me”). City and program pages in your market capture that demand directly instead of buying it back from lead aggregators. See how exclusive mortgage lead generation works.

6. Keep rate marketing compliant

Any ad that quotes a rate can trigger Regulation Z disclosure requirements, including the APR. Keep your NMLS ID on every page and have rate-specific content reviewed before it goes live.

How YPN USA helps MLOs in a higher-rate market

YPN USA was built by a working loan officer for exactly this kind of market: an exclusive ZIP territory so your local demand isn’t shared, AI borrower intake that qualifies and follows up around the clock, and hyper-local pages that rank for the searches buyers actually run. Compare it with Bonzo or Homebot, or check if your ZIP is still open.

Mortgage rate forecast FAQ

Will mortgage rates go down in 2026?

Not significantly, according to current forecasts. As of September 2026, Fannie Mae projects the 30-year fixed rate at 6.8% in Q4 2026 and the MBA projects 6.8%, after the Federal Reserve raised its policy rate and signaled further hikes.

What is the mortgage rate forecast for 2027?

Fannie Mae’s September 2026 forecast holds the 30-year fixed rate at 6.7% in every quarter of 2027. The MBA expects rates near 6.8% into mid-2027 and to stay near current levels over its forecast horizon.

Why did mortgage rates rise in September 2026?

The Federal Reserve raised the federal funds target to 3.75%–4.00% and signaled more hikes, with inflation still above its 2% target. Higher expected short-term rates pushed Treasury yields, and mortgage rates with them, higher.

Is 2026 a purchase or refinance market for loan officers?

Primarily purchase. Fannie Mae expects refinances to make up about 33% of 2026 originations and 35% in 2027, so most MLO volume will come from home buyers and Realtor relationships.

How should loan officers generate leads when rates are high?

Focus on exclusive local demand rather than shared leads: rank for city and loan-program searches in your market, respond to every inquiry within minutes, co-market with purchase-focused agents, and keep past clients on a rate-watch list for the next refinance cycle.
