How to Get Realtor Referrals in 2026: A 7-Step System

If you ask most loan officers how they get business, the honest answer is: "Mostly referrals from Realtors." And if you ask them how they get those Realtors to refer them, most will shrug and say something vague about "relationship building" or "just staying in touch."

The problem? That strategy stopped working years ago.

Today's top-producing Realtors have multiple loan officers texting them every Monday morning. They get invited to coffee twice a week. They've stopped returning calls from MLOs they don't know.

The loan officers who break through aren't the ones who try harder. They're the ones who offer real value - systems, tools, content, and co-marketing that makes the Realtor's business better. This guide gives you the 7-step system to do exactly that.

Why Realtor Referrals Are Still the Highest-ROI Lead Source in Mortgage

Before we get into tactics, let's address the obvious: why focus on Realtors when there are lead-buying platforms and paid ads?

Simple math.

A single Realtor who sends you even half of their annual transactions can be worth a dozen funded loans a year - with no ad spend, no lead cost, and no competition.

Compare that to buying leads from a lead aggregator, where close rates are typically low single digits. Generating the same loan volume from purchased leads usually costs far more in lead fees than the relationship-building time a Realtor partnership requires.

The ROI math on Realtor partnerships isn't even close.

Step 1: Stop Targeting the Wrong Realtors

Most loan officers go after the top producers in their market. This is the wrong move.

Top producers already have a preferred lender - usually two or three. They're loyal, skeptical of new MLOs, and protective of their buyer pipeline.

Your target: mid-volume Realtors who are growing but not yet locked in.

These agents are:

  • Growing and motivated to scale
  • Open to new lender relationships
  • Less bombarded by MLO outreach
  • Grateful for genuine business help

Use your MLS access, Realtor.com, or Zillow agent profiles to identify agents in that range in your target ZIP codes. Build a list of 50.

Step 2: Know Their Business Before You Contact Them

The #1 mistake MLOs make in Realtor outreach: leading with "I'd love to work with you. I have great rates and fast closings."

Every loan officer says this. It means nothing.

Before reaching out to any Realtor on your list, spend 10 minutes researching them:

  • What ZIP codes do they specialize in?
  • What types of buyers do they work with (first-time, move-up, investors)?
  • What do their listings look like - price point, days on market?
  • Do they have a team or work solo?
  • Are they active on social media? What content do they post?

Now when you reach out, you can say something specific: "I saw you just had a first-time buyer client in Scottsdale - I specialize in FHA and down payment assistance programs for that area. I'd love to share a resource that could help your next buyer in that price range."

That's a reason to respond.

Step 3: Lead With Value, Not Your Business Card

The most effective first contact with a Realtor isn't a sales pitch - it's a gift.

What can you offer that actually helps their business?

High-value offers for Realtor outreach:

  • A hyper-local mortgage market update for their ZIP code (rates, qualifying amounts, recent buyer profiles)
  • A co-branded buyer's guide they can share with open house prospects
  • A free "buyer readiness" link where they can send clients to get pre-qualified
  • A market heat map showing where purchasing activity is highest in their farm area

The goal of first contact isn't to get a referral. It's to get a response. Value does that. Pitches don't.

Step 4: Build the System - Not Just the Relationship

Most MLOs treat Realtor relationships like friendships. They grab coffee, they text on birthdays, they drop off gift cards at the holidays.

That's nice. But the Realtors who send consistent referrals aren't sending them because they like you. They're sending them because you make their life easier.

Build a Realtor support system:

Fast, reliable intake for their referrals. When a Realtor sends you a buyer, the worst thing that can happen is silence. An always-on AI borrower intake assistant captures and qualifies that referral the moment they reach out, so the agent never wonders whether their referral fell through the cracks.

Automated buyer updates. Send real-time loan status updates to the Realtor throughout the transaction. No more "where are we with the loan?" texts. They see every milestone.

Shared results. Show Realtors data: how many buyers from their referrals closed, average loan amount, average timeline. This makes them feel like a business partner, not just a referral source.

When you build systems that make a Realtor's business better, they stop thinking about referring you as a favor - and start thinking of it as a business decision.

Step 5: Create a Co-Marketing Program They Can't Say No To

The most underused tool in any loan officer's arsenal: co-marketing content.

Here's how it works:

You and a Realtor partner produce content together - a neighborhood spotlight, a buyer FAQ video, a "How to buy your first home in [City]" guide - and both of you share it to your audiences. The Realtor gets polished content without the work. You get exposure to their buyer audience.

Content formats that work:

  • Short-form video (30-60 seconds) for Instagram Reels, TikTok, Facebook
  • Email newsletter: "This Month in [Neighborhood]: Market Update from [Realtor] + [Your Name]"
  • Blog posts optimized for local search (e.g., "First-Time Buyer Guide for Scottsdale")
  • Co-branded social media graphics for listing announcements

The beauty of this approach: every piece of content creates another touchpoint with a potential buyer - and deepens your relationship with the Realtor at the same time.

Step 6: Stay Visible Without Being Annoying

Consistency is the difference between being the loan officer they call first and the one they forgot about.

But there's a right way and a wrong way to stay top of mind.

Wrong way: Calling every Monday. Dropping by the office unannounced. Generic "just checking in" texts.

Right way: Delivering consistent, useful touchpoints on a schedule:

  • Weekly: Local rate update + 1 buyer scenario tip (text or email)
  • Monthly: Co-branded market report for their ZIP code (PDF or email)
  • Quarterly: Business planning conversation (coffee or video call)
  • Annually: Referral review + goal setting (in person)

Use your own CRM to automate the weekly and monthly touches. The quarterly and annual conversations should be personal.

Step 7: Track, Measure, and Optimize the Partnership

Treat your Realtor relationships like a portfolio.

Every quarter, review:

  • How many referrals did each Realtor send?
  • How many converted to funded loans?
  • What was the average loan amount?
  • What content or offers drove the most engagement?

Rank your Realtors into tiers:

  • Tier 1 (most referrals): White-glove service, co-marketing investment, quarterly reviews
  • Tier 2 (occasional referrals): Regular content, monthly check-ins, conversion optimization
  • Tier 3 (no recent referrals): One last high-value outreach, then deprioritize

Double down on Tier 1. Pour energy into converting Tier 2. Don't waste time on relationships that aren't moving.

The One Thing Most Loan Officers Get Wrong

They treat Realtor outreach as a one-time campaign instead of a continuous system.

You reach out once, get ignored, and move on. Or you get a referral, fund the loan, say thank you - and disappear until you need another one.

The MLOs who build real referral businesses think differently. They ask: How do I become so valuable to this Realtor that referring me is an obvious business decision?

Answer that question for 10 Realtors, and you'll never buy a lead again.

And once those referrals are coming in, an exclusive ZIP territory and an AI intake agent that never misses an after-hours inquiry make sure none of that hard-won goodwill goes to waste on a slow follow-up.
